Monday, August 7, 2023 SMJ Enterprise held a ground breaking ceremony for Top of the Sipp, a 16-acre development bringing over 200,000 square feet of retail, restaurant, entertainment, and recreation space to Southaven’s booming Snowden District.
Located immediately west of Snowden Lane, construction on Top of the Sipp will occur in three phases, with full buildout estimated in 2026.
Phase 1
Scheduled for completion in 2024, Phase 1 includes two retail buildings at the development’s main entrance on Snowden Lane. Together, the buildings will offer 13,400 square feet of retail space, sharing a lushly landscaped courtyard that includes a water feature.
Phase 2
Over 80,000 square feet of entertainment, restaurant, and retail space will be anchored by an outdoor stage and open lawn area. Three buildings with two levels each are planned, with an additional building of premium office space.
Phase 3
Adding recreational areas and restaurant space, the north of the property will be bringing 10 indoor and outdoor pickleball courts to the development.
