The first phase of the 16-acre Top of the Sipp development brings 13,400 square feet of retail to Southaven’s booming Snowden District.
Phase 1 includes 2.085 acres at the development’s main entrance immediately west of Snowden Lane.
Ground was broken for the construction on August 7, 2023, with a building completion estimate of 2024.
Top of the Sipp already has full occupancy for the first retail building, with letters of intent from specialty bakery Abbikadabbi’s Baking Company and Suite Serenity, a salon suite facility.
Located at the primary point of entry, the landmark roundabout on Snowden Lane, the two retail buildings will have maximum exposure and foot traffic.
The buildings will share 104 parking spaces, more than double the number required, along with bike racks, benches, and trash receptacles.
Extensive and well employed landscaping for this area will break up lines of sight and soften the view.
450 trees and shrubs will be utilized to offer shade, privacy, and year-round beauty, with mature specimens of the maples, crape myrtles, locust, and hollies ranging from 3 to 70 feet tall. Over 600 flowering plants will be included as well.
The two buildings will also share a lushly landscaped courtyard with a water feature that provides a picturesque and restful center to the location.
Smaller building footprints, higher architectural design, and decorative lighting will all contribute to a sense of place.
